郵局多角化經營,在營業大廳賣東西已經不是新鮮事,現在還有許多黃金地段的郵局,因為網路世代來臨,降低郵政信箱需求,將許多的空間,拿來出租,一年光是租金就可以收1.8億元!

因為email愈來愈普及,租信箱的需求減少,從1500個降到400個,因此郵局乾脆把空間省下來,出租換現金。

“有訂底價,高於底價就承租給他。去年決算裡面時候,營業收入出租的收益是1.8億左右”

郵局兼當包租公,主要出租的地點,集中在都會區,包括19個店面和51個二樓以上的辦公室,以台北市信維郵局二樓的四百坪的空間為例,正以每個月52萬的行情招租,一樓的三分之一也租給了集團,開起連鎖超商和藥妝店。

活用精華區營業廳,百年老店郵局跟著潮流走,當起包租公,甚至自辦都更,將老舊的郵局改建成大樓,便有更多空間可以出租。

 

Chunghwa Post continues to seek alternative revenue streams. One strategy is to rent out space that used to host post office boxes. 

The popularity of email has reduced the demand for post office boxes. The number of post office boxes at a Taipei Daan Branch has declined from 1,500 to just 400. Some post offices are renting out open space like this to generate revenues.

We set a minimum rental price and will rent to anyone offering a higher amount. Last year, we received around NT$180 million in rental revenue.

Chunghwa Post’s most popular rental locations are in metropolitan areas, including 19 store fronts and 51 offices located on the second floor. Chunghwa Post’s Hsinwei Post Office in Taipei is seeking business groups to rent a 400 ping second floor for a monthly rent of NT$520,000. Meanwhile, one-third of the first floor has already been rented to a group that operates a convenience store and drug store.

Each ping rents for around NT$4,500-5,000, so we expect that within four or five days, we will be able to rent it out for a suitable price.

In prime real estate areas, Chunghwa Post is even going one step further and establishing plans for new buildings on old post office sites to earn even more rental income.
